The financier purchased a more modest island - the Little St James - originally in the late 1990s, but later purchased the larger adjacent island in 2016 for approximately $22.5 million.
The released images indicate he had formulated development schemes to build upon the sprawling island by building living quarters, an amphitheatre, an submerged workspace and a reservoir.

The site plan is marked up in handwritten red notes and features a key identifying distinct parts of the estate.
